Residential estate with a two-level underground car park
Several apartment buildings set at an angle to the grid of a shared car park, on a transfer slab, phased and calculated as one whole. Plus a service pavilion with a shared terrace and a curtain-wall facade.

Challenge
Buildings rotated about 40° against the car park axes, columns offset from load-bearing walls, a slab carrying reactions in the hundreds of meganewtons, plus two phases with different datum levels and a requirement for minimum joints. Contaminated near-surface soil made a conventional chemical exposure class impossible to determine.
Solution
Transfer slab designed with a full punching check treating drains and shafts as openings. One movement joint removed after verification, saving ten columns. Shrinkage cracking calculated for the ring of perimeter walls, not “from the mesh”. An 18 cm wall variant recalculated for the investor’s decision with a sellable-area balance. Calculation report, decision register and specification generated from the same data as the drawings.
